The plumber found the leak under the dining room, jackhammered a two-foot square, and sweated in a new section of copper. He left the hole open to dry and told you to call someone about the floor. The laminate in the dining room has lifted at every seam, the kitchen toe kicks are swollen, and the carpet in the living room has a cold damp line along the wall it shares. This site puts you through to an independent local provider who cleans up after slab leaks in Anaheim and across north Orange County.
A slab leak never shows you a puddle. It pushes water up through the concrete and sideways under the flooring, so by the time anyone notices, the wet area is a wide oval that may not be centered on the leak at all. The crew meters the floor in a grid and marks the edges of the wet zone with tape, then meters the base of every wall inside that zone and the walls next to it. On a hot-side leak they also run a thermal camera, which shows the warm trail and often finds a second wet room nobody suspected.
That map decides the scope. It says which flooring comes up, which cabinets get opened, and which drywall gets cut, and it stops the job from growing into rooms that are dry.
Keep the water on now that the repair is done, but leave the repair hole open and uncovered so the slab can breathe. Pull everything out of the base cabinets near the leak and open the doors. Get rugs and furniture off the wet zone. Take photos of the lifted laminate, the swollen toe kicks, and the dark carpet before anyone touches them. Do not lay new flooring over the patch, however much you want the dining room back. A slab holds water for a week after a leak stops, and new flooring over a damp slab fails the same way.
Laminate and glued engineered plank over a slab leak come up; the core has swollen and will not lie flat. Tile over a slab usually survives if the setting bed is sound, and it dries through the grout. Carpet is lifted, the pad is thrown away, and the carpet itself usually dries and goes back. Cabinet toe kicks that swelled are cut out and replaced; the cabinet boxes above them often dry in place once air gets to the base. Drywall that metered wet at the bottom is cut a foot or two up, and wet insulation behind it comes out. Once the wet material is gone, structural drying runs the room down to dry on the meter.
If the leak is still running and the plumber has not been out yet, the first step is finding it. Leak detection marks the spot before any concrete comes out.
The ranch tracts that filled Anaheim between 1953 and 1965 were plumbed with copper under the slab, and they drink the hardest water in the county on a bad groundwater year. The first slab leak in one of these houses usually comes in the 1990s or 2000s. The second comes a few years later on another line. By the third, the provider and the plumber both start talking about a reroute through the attic or a full repipe, because the copper that has not failed yet is the same age as the copper that did.
Anaheim Hills is a different house with a related problem. Homes above Santa Ana Canyon from the 1970s through the 1990s often have slab leaks at the fittings rather than pinholes, and on a slope lot the water can run downhill under the slab and show up at the garage, well away from the leak. The grid metering matters more there, not less.
Whether a California homeowners policy pays depends on the words in it. Many pay for the water damage from a sudden leak and some pay to open and close the slab, but the pipe repair is usually yours, and a leak that ran for a season is often excluded. This site cannot read your policy and promises nothing about it. Have the crew photograph everything and log the readings from the first visit, because that record is what your adjuster works from.
Say where the leak was, when it was repaired, which rooms have lifted flooring or swollen cabinets, and whether the carpet is damp. Mention if the leak was on the hot side. Have the property address and a number for the callback in front of you. Call (657) 239-3689.
